Okay I'll be honest—fed up of renting. Landlord raised rent AGAIN. Finally taking the plunge in Noida. Looking at Sector 84, near that S & U Buildtech Pvt Ltd project. EMI vs rent math is confusing me, though. Down payment ka jugaad karna padega. Is it worth stretching for a 3BHK for better ROI? Or stick to a 2BHK? Also, under-construction sahi rahega ya ready-to-move? Has anyone else faced this?

Guys, rates are going up everywhere. The new metro line is also impacting prices. Delaying the decision might cost you more in the long run.

Think long term. If you can afford the 3BHK, go for it. Resale value will be better. Plus, extra space is always useful.

Don't forget to factor in maintenance charges! They can be quite high in Noida.
Sector 84 is decent. But have you considered Sector 150? Better infrastructure, more green space. Slightly more expensive though.
Down payment ke liye, try a personal loan if you're eligible. But calculate the interest carefully.
I bought in Sector 78 three years ago. Same situation – rent was killing me. Best decision ever! Property prices have almost doubled since then.
Ready to move is always safer. You see what you get. Under construction mein, builder kuch bhi dikhata hai, milta kuch aur hai.

Under construction mein price kam hota hai, but the wait can be painful. Mera dost fas gaya hai, 2 saal se possession ka wait kar raha hai.
