Need a bigger place, kids' school admission is getting difficult. Thinking 3BHK in Noida. My wife's priority is a safe neighbourhood. I'm looking at a few builders. Heard mixed reviews about on-time delivery. Honestly not sure which builder to trust. Anyone bought from ATS or Godrej in Noida recently? What was your possession experience like? Did they stick to the promised date, or did it get delayed? I'm also worried about hidden charges during possession, like PLC or EDC. Kisi ko experience hai? Also, construction quality kaisi hai after a few years? Plaster cracks toh nahi aa rahe? Any advice before I book? Hope this helps someone.

Be careful - some builders have hidden clauses in the agreement. Read everything carefully, and don't be afraid to ask questions. They'll try to confuse you with legal jargon.

Ultimately, it boils down to your priorities. Safe neighbourhood, good construction quality, on-time delivery... you can't have it all. Choose what's most important to you.
Godrej has been generally better in sticking to timelines than ATS lately. But do your due diligence regardless.
ATS ka maintenance is a killer. But society is good. Safe for kids and all. So it's a trade off.
Maintenance kitna hai per month? That's a crucial factor for me.
Depends on the size of your apartment. But expect to pay around Rs. 3-5 per sq ft.
And it keeps increasing every year! Be prepared for that.
Don't forget to factor in the cost of interiors. It can easily add another 10-15% to the overall cost. Budget accordingly!
PLC (Preferential Location Charges) is a big scam! They'll charge you extra for everything - park facing, corner unit, higher floor. Negotiate hard! I managed to get a 20% discount on PLC.
Which floor are you guys targeting? Higher floors often have better views, but can be hotter in the summer. Think about the long-term impact.
Haan exactly, Noida mein yahi problem hai. Extreme weather. Top floor is great in winter, but unbearable in summer without AC.
I prefer mid-floor, best of both worlds. Not too high, not too low. And less prone to water leakage issues.
Corner unit for sure! More natural light and ventilation. But be prepared to pay extra.
Check amenities completion before booking, I made that mistake. They promised a swimming pool and clubhouse, still not ready after 4 years!
RERA registration number check karo before anything else. It's the first step to protect yourself from fraud.
Bhai, this builder ka track record bahut poor hai in Sector 150. My friend booked a flat there 5 years ago, still waiting for possession! Be very careful.
Sector 75 mein rates bahut badh gaye hain yaar. New metro line ka effect hai. It's a good time to invest, but also a good time for builders to hike prices. Be smart about it.
True that! Metro connectivity is a game-changer. But even with the price hike, Noida is still more affordable than Gurgaon or Delhi.

I bought in ATS Green Village 5 years ago. Possession was delayed by about 9 months. But the construction quality is good, and the society is well-maintained. No major complaints so far.

U4, I know someone who got possession in Godrej The Trees Phase 1. He said the construction quality is pretty good so far, no major issues after 3 years. But he did mention some delay in possession, around 6 months.
6 months is still better than some builders! I've heard of projects delayed by years. Which tower is he in? That makes a difference, I think.

ATS is generally considered better than most in terms of construction quality, but their maintenance charges are higher too. It's a trade-off. Check the reviews on online forums, you'll get a better idea.
Don't just go by the promised date. RERA mein jo date likhi hai, woh important hai. Check that carefully! And get a lawyer to review the agreement. It's worth the investment.

Same problem here! School admissions are a nightmare. I've heard ATS Greens Village is good, but a little on the expensive side. Did you check that out?
Hidden charges are the worst! They'll hit you with PLC, EDC, IDC... the list goes on. Negotiate everything upfront, and get it in writing. Otherwise, they'll fleece you at the time of possession. Mera bhi same experience tha 2 years ago...
