posted on 31 MarFinally buying in Noida... which builder to trust?
Honestly not sure which builder is actually good in Noida. Been renting for years and finally ready to buy, but ab samajh nahi aa raha. I'm looking at a few projects in Sector 150. Heard mixed things about on-time delivery. Like, are there hidden charges with everyone? My parents keep saying to check construction quality super carefully. Is it worth paying extra for a supposedly 'reputable' builder if the finishing is still bad? Also, which builder is better for resale value down the line? Don't want to get stuck with something nobody wants. Any experiences with hidden charges or possession delays?

I think you should consider Supertech also, although the twin tower incident has lowered its credibility. But their projects are value for money.
Overall, Noida is a good investment, but choose wisely. Don't rush into anything. Take your time and do your homework.
So, which builder are you leaning towards now? Any updates?
Bhai, whatever you do, don't blindly trust anyone. Sab apne fayde ke liye baithe hain yahaan.
Be careful — this builder has 3 delayed projects in Noida Extension. I would avoid them.
Honestly, there's no 'perfect' builder. Everyone has pros and cons. Just do your research and be prepared for some delays and hidden costs.
Check amenities completion before booking, I made that mistake. Swimming pool promised, but still under construction after 4 years. Frustrating!
I bought in Sector 75 a few years back. Location is great, but the construction quality could have been better. I wish I had paid more attention to the finishing.
My suggestion? Visit the construction site unannounced. See what's actually going on. Don't just rely on brochures and sales pitches.
Don't just look at the builder's reputation. Visit the site multiple times, talk to existing residents, and check the reviews online. That's what I did.
Sector 150 ka avg rate 7k/sqft hai abhi. Is it worth it? Depends on the project and the amenities. New metro line is a big factor too, so prices might go up further.
7k? Bhai, kuch projects mein toh 8k bhi chal raha hai! Depends on the location within 150.
Metro line is definitely a game changer. Connectivity badh gayi hai!
Possession status kya hai for the projects you're considering? That's the most important thing to check. RERA website pe jaake dekho.
Good point. RERA website is your best friend right now.
Haan, RERA registration is mandatory. Check the validity and the completion date.
Resale value depends on the builder's brand and the location, of course. But also, think about the amenities. Completed clubhouse and swimming pool are a big plus.
Amenities completion is crucial! I bought in a project where they promised everything, but half the stuff is still not ready after 3 years!
Mera bhi same experience tha 2 years ago. I was so excited to buy, but the possession was delayed by almost a year. Builder ne phir se date extend kar diya lol. Abhi tak pura nahi hua.
ATS Green is generally considered reliable, but unke bhi projects mein delays hote hain. Nobody is perfect. But their construction quality is usually good.
ATS Green is expensive though! But yeah, quality wise they are decent.
Which project are you looking at specifically? Sector 150 mein kai projects hain. That'll help narrow down the feedback.
Haan, sahi baat hai. Builder ka naam batao. Aur budget kya hai?
Exactly! Sector 150 is huge. Different builders, different vibes.
Maybe he's talking about Godrej Nurture or ATS Pious Hideaways? Those are popular there.
Hidden charges are a given, unfortunately. Read the fine print super carefully. Lawyer se check karwa lo. I missed a few in my agreement and now I'm regretting it.
Haan, registration charges aur maintenance fees ka dhyan rakhna. They'll sneak those in.
Maintenance fees can be a killer! Some builders charge an arm and a leg.
Lawyer is a must! Worth the investment to avoid future headaches.
Sector 150 is good, but bhai, builder ka naam batao toh kuch idea milega. Everyone promises the moon, but reality is different. On-time delivery toh bhool hi jao.
Totally agree yaar! Noida mein trust karna is a big gamble. My advice? RERA registration number check karo before anything else.
Construction quality is key! My uncle bought in Gaur City and the finishing is pathetic. Lekin ab kya karein, phas gaye. So, yes, definitely worth paying extra for better quality, even if 'reputable' is just a name.
