Finally buying in Sector 44 - reality check needed!

Fed up of renting, landlord raised rent *again*, so finally taking the plunge. I'm looking at Sector 44 in Noida. How's the water supply situation *really*? Heard mixed things about tanker dependency and borewells drying up. My budget's around 1.5Cr, and honestly not sure if prices are justified there. Is there any negotiation room these days? Also, what about safety at night? I'm a woman living alone, so that's a big concern. Is it generally safe to walk around after 9 PM? What's the actual vibe like, noisy or peaceful? Anyone living there who can give me the inside scoop? Should I be looking at other sectors instead?
