Peenya felt like a smart budget move when we booked with Sri Balaji Construction, but possession three months ago ruined the excitement. Things nobody told me: they demanded an extra ₹3.8L for infrastructure and BESCOM meter charges right before handing over keys. Then another ₹1.2L for a sinking fund that wasn't on our initial cost sheet. Actually wait, they even tried hiking the car park fee. Did anyone else face this at handover? How did you deal with it?

Honestly this is making me so terrified of taking possession next quarter. One side people say fight via RERA, other side people say builder will delay your khata transfer and delay OC if you create trouble. Did you guys form any owners association yet, or is everyone dealing with the builder individually right now?
Forming an association takes months yaar, mostly people are just fighting alone or taking personal loans to clear these final bills.
They tried asking 1 lakh extra from us for covered parking in Aavalahalli saying open slots were exhausted. We formed an informal WhatsApp group with 15 other buyers in our tower and sent a joint legal notice draft. Once they saw collective pushback, they immediately dropped the extra parking demand, though the sinking fund we still had to pay because society maintenance account needed it.
Wait, car park fee hiking right before possession? That is completely illegal according to standard rules once your allotment is signed. How much extra did they ask for the parking slot?
5 lakhs extra on a budget home is pure daylight robbery! My uncle bought in Akshayanagar and they also pushed ₹2.5L extra for BESCOM deposits, but 3.8L just for infra in Peenya sounds totally absurd. Was this amount mentioned anywhere in your original allotment letter or builder-buyer agreement?
True yaar, with current bank interest rates hovering around 8.75% in Bengaluru, paying rent and EMI together forces people to silently compromise.
In our case the builder simply said government tariffs increased post-COVID so they had to pass it on to buyers. We fought for two months, but ultimately when rent plus pre-EMI is killing you every month, you just give up and pay to move in.

Haan bilkul, usually they will not hand over keys without full settlement. But check your initial agreement urgently, because BESCOM transformer and meter charges are sometimes buried deep in the fine print under miscellaneous utility clauses.
Bhai, builders literally blackmail you at this stage. We faced this exact issue with our handover last year, they straight up refused to give the physical possession letter until every single paisa was cleared.
