Finally leaving rental life, but maintenance quality worries me
Been renting for 5 years and finally taking the plunge after another rent hike. Checked Shubham Apartment recently. One site visit hack: always inspect basement pillars for hidden seepage, spotted patches already. But maintenance charges feel quite steep, not sure if daily upkeep justifies it. Lift aur power backup reliably chalte hain kya? Anyone got similar checks to recommend?

Did you talk to any existing resident in the society about the RWA funds and maintenance quality? Update dena if you do another site visit, I am also waiting before finalising my loan file.
Honestly Delhi market right now is brutal for genuine middle-class buyers under 40 L. Everything decent is either too far or older DDA flats in Aram Bagh with registry issues. Shubham Apartment completed project hai with 32 L starting rate, so I felt relief when I saw the listing. But hidden costs like sinking fund, lift AMC aur seepage treatment can easily add 2-3 lakhs immediately after shifting. Bahut stress hota hai deciding between paying rent forever or stuck with repair bills.
Lift works fine actually, otis lift lagi hai and smooth chalti hai when I visited with my family last Sunday. Par drainage slope in the basement parking is messed up, that is why water pools near the pillars and causes those patches.
Drainage issue means monsoon mein car parking will be nightmare! Meri pehli car hai, I cannot risk underbody rust. Ab samajh nahi aa raha token amount doon ya hold karoon.
Price bracket 32 L to 35 L fits right into my savings plan, but reading your post is making me rethink. February 2020 mein possession hua tha na iska, already seepage issues start ho gaye?
Completed in Feb 2020 means barely 4 years old building, itni jaldi seepage is a red flag. Main toh kehta hoon pipe fittings bhi check kar lena, builder grade cheap plastic pipes leak inside walls. If budget allows, check resale options around Alaknanda once just for peace of mind, though rates there are insane now.
Basement seepage dekh kar toh meri heartbeat badh gayi yaar! As a first-time buyer with strict budget, this scares me a lot. Does anyone know how much monthly maintenance they are charging right now?
I checked last month, society office quoted around 2.5k per month which felt high for a completed project. But then someone told me Anand Vihar side societies are taking even more these days, so confused.
Pillars check karna was a very smart move, thanks for sharing that hack. Ek balanced view lene ke liye I feel you should visit again on a Sunday evening when most residents are around in the compound. Ask 2-3 families about actual water supply timings and security guards vigilance. Did you finally put any token amount or are you holding back for more reviews?
Rent se nikalna toh hai hi, but maintenance hidden costs hurt the most on a tight EMI budget. I am calculating my finances daily and even an extra 3,000 per month throws my planning off track. What if the society increases maintenance by 15% next year?
Bro in this New Delhi market finding anything decent under 35 L feels impossible right now. Even 1BHKs in older DDA pockets near Aram Bagh are quoting absurd rates with zero parking space. But if foundation itself has dampness patches, spending hard earned money feels like a gamble. My brother bought a flat with basement leakage and spent nearly 2 lakhs extra just fixing wall dampness inside his own living room. Did you manage to check the pump room condition near that pillar?
Classic tactic to hide overflow issues. Mere sath bhi aisa hi hua tha in another society, later found out drainage backflow hota tha during monsoon.
Pump room was locked when I visited, the guard said key supervisor ke paas hai. That made me even more suspicious.
Completed project hai, possession date was around February 2020 if I remember correctly from their documents. You should go talk directly to the RWA president instead of trusting the sales guy blindly. Also check external wall cracks near the top floor parapet, that is where major leaks start.
Basement mein seepage dekh kar hi mera darr double ho gaya yaar. We have been looking at properties in Anand Vihar side too, but the budget everywhere is going crazy. Here the price point around 32 L to 35 L fits my savings, but monthly maintenance kitna mang rahe hain precisely?
4 minutes delay in power backup is a serious red flag, especially for senior citizens in the family! What if someone gets stuck in the lift during a sudden Delhi power cut?
Bhai they quoted me 2.5k per month extra when I checked last week. Honestly lift ka battery backup test kiya tha maine visit pe, it took almost 4 minutes to kick in. Now I am totally confused if I should take the risk or just keep paying rent.
