Just moved into Aambesten Twin Celestial a few months back. Brochure mein jo amenities dikhayi thi, unka actual use bilkul nahi ho raha. Gym aur clubhouse ki halat itni achhi nahi, bilkul misleading tha. Maintenance charges toh poore le rahe hain, but services kaafi slow hain. Anyone else facing this? Yaar, is it just my wing?

My advice: don't trust brochures blindly. Site visit, talk to current residents, then decide.
It's tough out there for first-time buyers. The Noida market is so competitive, and good quality projects within a ₹38 L – ₹77 L budget are hard to find. We often compromise on things thinking we're getting a deal. This thread is making me rethink everything.
This RERA 'not applicable' thing is a huge problem. It means there's no regulatory body to address these service quality issues. I've heard similar complaints from projects in Alistonia Estate that also didn't fall under RERA. With 88 total units, the builder probably felt they could get away with minimal oversight. Always check for proper RERA registration, even if they claim it's not needed. It's for buyer protection.
Ye sunke toh aur darr lag raha hai. I was considering Aambesten Twin Celestial because the possession date was 2022-01-01, so it looked safe. But RERA number bhi applicable nahi hai, isn't that a red flag? Did you guys check that before booking?
Aapne bilkul sahi point pakda hai RERA ke baare mein. Most of us, especially first-time buyers, get swayed by ready-to-move-in status. Jab humne book kiya tha, builder ne bola 'RERA not applicable' because project was near completion by the time RERA came into full effect for this region. We thought it was fine since possession was given on 2022-01-01. Now I realize it's a loophole they exploited. I even checked out a flat in Alpha II Greater Noida around the same time, but went with this one thinking it was more 'established'.

Bhai, you're not alone! I'm in Tower C, same issues. The swimming pool is hardly ever clean and the security staff seems clueless most of the time. For a project with a price range of ₹38 L – ₹77 L, you'd expect better, right? It's really frustrating.
