Finally taking the plunge after two years of rent hikes

Two years of landlord hikes and I'm finally taking the plunge in Azadpur. My EMI vs rent math actually makes sense now. But the prices for a 3BHK, even around ₹1.5 Cr, feel so inflated. One builder, a big name, quoted one price then started adding PLC, OC, IFMS like it's just standard. It's just bait and switch. Honestly, I'm fed up of these hidden costs. Are these prices for Azadpur justified or is there negotiation room? Which builders are actually reliable there? I don't want to get stuck with a lemon or endless delays. Has anyone faced this opaque pricing? What did you do?
