Finally taking the plunge after years of renting

Siddhartha Vihar – finally taking the plunge after years of renting. Landlord raised rent again, I'm just fed up. Looking at 2BHKs, budget around ₹60-80L. I'm checking out projects by Gaurs and Gulshan Homz there, maybe ATS too. Honestly, the EMI vs rent math makes sense now. But I'm seriously worried about hidden charges. Heard so many stories about PLC, EDC, maintenance deposits popping up only at possession. It makes budgeting impossible. Also, delivery delays are a nightmare. My friend's project was 2 years late, causing so much stress. What's been your experience with Gaurs, Gulshan Homz, or ATS regarding these hidden costs or actual delivery timelines in Ghaziabad? Should I be factoring in huge buffer amounts for these?
