My lease ends in 3 months, and I'm really eyeing Sattva Lake Ridge. Fed up of renting, honestly. Worried about water supply though; is tanker dependency a huge risk there? What's the maintenance like with that?

I checked RERA for Sattva Lake Ridge, it's upcoming with possession Jan 2028 as U15 mentioned. The current market rates in Alwal for similar configurations are pretty high, even for 'upcoming' projects. Are you getting a good deal, or is it inflated because of the builder name and the 'lake view' promise?
Totally agree, negotiation is key! Especially for maintenance and all those hidden charges.
Good point about Alwal rates. I was looking at a project near Ameerpet recently, and the builder quoted crazy prices citing future appreciation and premium location. Always compare per sqft rates with ready-to-move projects in the vicinity, even if they are slightly older. Don't just go by the 'upcoming' hype. Negotiate hard on maintenance charges too, they always start low and then hike it significantly after a year or two.
Bhai, my friend booked a flat in a different Sattva project near Begumpet, and possession was delayed by almost a year. The builder's track record matters a lot, especially for 'upcoming' projects. For Lake Ridge, it's UPCOMING with a 2028-01-01 target, but prepare for delays. Also, 897 units is a huge society, maintenance can be tricky and heavy on the pocket with that many people and shared resources.
U2, for RERA registered projects, the possession date mentioned on the RERA website is considered the official commitment. Builders can apply for extensions, but they need valid reasons and it's usually for a maximum of one year. So 2028-01-01 is what they've officially committed to RERA for Lake Ridge.
Haan yaar, possession delays are the worst. We need to factor that in our calculations for sure. My current landlord won't extend my lease indefinitely!

Water supply is definitely a major red flag for Lake Ridge. I've heard stories from other projects nearby, Attapur side, where tanker mafia is a big headache. Don't underestimate this. Maintenance can also shoot up if they rely heavily on private tankers.
