Finally taking the plunge, but RERA effectiveness is my big worry

My landlord raised rent again, so I'm finally taking the plunge and looking at places like Keya Life By The Lake near Sarjapur Road. Everyone glorifies RERA, but is it actually effective for builder delays? I'm talking about Keya Homes or similar. What are our real legal options if they stall? Or do we just get stuck? Change my mind.
