NXT Bluestone City mein invest karne ka soch raha hoon, but builder ke delivery track record pe doubt hai. Rent de de ke thak gaya hoon, ab apna kuch banana hai. Is project ka possession time pe milega kya? Suna hai bahut delays hote hain Noida Extension mein. Kya NXT Bluestone City ka builder time pe projects complete karta hai? Also, 5 saal baad iski resale value kya lagti hai? Exit strategy ke liye kitna liquid market hai yahan? Koi active secondary market hai ya sirf brochures mein dikhta hai? Not sure if this is a safe bet for long-term capital appreciation.

Dekho, price point ke hisaab se toh NXT Bluestone City ek option lagta hai. Par risk factors bhi bahut hain - RERA nahi hai, builder ka track record doubtful hai, aur possession date bhi nikal chuki hai. Agar aapko bahut long-term investment chahiye aur aap delays handle kar sakte ho, tab shayad socha ja sakta hai. Warna, I'd say better options explore karo, thoda budget badha ke ready-to-move ya RERA registered project dekho.
U15 ki baat sahi hai. Thoda zyada kharch karke Alpha-II Commercial Belt ke paas ready-to-move flats dekh lo. At least peace of mind rahegi, rent se chhutkara turant milega aur builder ke chakkar nahi kaatne padenge.

Mujhe sabse zyada tension resale value ki hai. Agar 5 saal baad exit karna pada toh kya market hai yahan? Alpha I Greater Noida mein mere relatives ne property li thi, unhe bechne mein bahut problem aayi thi. Secondary market active hai ya sirf brochures mein hi achha dikhta hai NXT Bluestone City ka potential?

Bhai, resale ka toh mat hi पूछो. Noida Extension mein liquidity bahut kam hai, especially for projects jo RERA registered nahi hain ya jinpe builder ka doubt hai. Maine khud Alistonia Estate ke paas ek property dekhi thi, price kam tha but jab bechne ki baat aayi toh koi buyer hi nahi mil raha tha. Bahut mushkil se nikla woh banda. Long-term capital appreciation ke liye toh bahut research karni padegi.

Maine suna hai ki Ajayabpur side mein bhi kaafi projects ki delivery dates extend ho gayi hain multiple times. Is builder ka track record dekh ke toh lagta hai ki ye bhi time pe nahi denge. Koi update hai kya actual possession status par?
Haan, delays toh common ho gaye hain Noida Extension mein. Current market conditions bhi builders ke favour mein nahi hain, material costs badh gaye hain, labour issues bhi rehte hain. Toh expect delays.

Dekho, RERA not applicable ho sakta hai agar project 8 units se kam ka ho, ya phir RERA aane se pehle hi launch ho gaya ho. But, NXT Bluestone City mein 160 units hain, toh ye 8 units wala logic toh nahi lagega. Agar RERA mein registered nahi hai toh aapke paas legal recourse bahut kam ho jaata hai agar builder ne possession date (jo 2023-08-01 hai) miss kar di ya quality kharab nikli. Sirf price dekh ke mat jaao, bahut risk hai.

Bina RERA ke project mein haath dalna matlab seedhe risk zone mein jaana hai. Builder pe kaise trust karein phir?

Sahi keh rahe ho. Noida Extension mein RERA na ho toh bahut darr lagta hai. Yahan toh har doosra project delayed hai.
