Finally upgrading to a 3BHK in Noida - advice needed!

Is Anchal Real Estate really delivering on time? I'm looking at Anchal Silver Oak Tower because it's close to my kids' school, but my wife's priority is a safe, well-maintained complex. Need at least a 3BHK, and honestly not sure if the extra PLC charges are worth it. Has anyone faced unexpected costs at possession with them? Heard some stories about hidden EDC/IDC. Also, what's the real story on construction quality? Saw some reviews mentioning seepage issues after just a year. Am I being too paranoid, or should I look elsewhere? What's your experience with their customer support after booking?
