Currently in a 2BHK in Sector 75, thinking of upgrading. Visited Advetaya Constructions in Sector 33A. Seems decent, but the price jump to a 3BHK is huge! Is the price worth it considering the rental yield? Honestly not sure if it's better to just invest in a plot instead. Already have a home loan, so EMI will be substantial. What are your thoughts on Advetaya? Is Sector 33A worth the premium? Any experiences? Hope this helps someone.

Sector 75 to Sector 33A is not that big of a jump, is it? Is it really worth the hassle and the extra EMI? I'd consider a different location altogether if you're upgrading.
Which floor are you considering? Higher floors usually have better views but also higher maintenance costs. Corner unit bhi dekhna, they are usually bigger but also pricier.

I visited their sample flat last month. Looked good, but the super area vs carpet area difference was HUGE. Did you notice that? They're quoting almost 12k per sq ft. Seems excessive.
12k? Bhai, Sector 150 mein better options mil jayenge for that price. Check out Godrej or ATS. Thoda door hai, but quality is much better.
Haan, but 150 is also facing traffic issues. And connectivity is still not as good as 33A. Metro se door hai abhi.

I bought a 2BHK in Advetaya 2 years ago. Possession mila tha on time, thankfully. But the promised amenities are still not fully complete. Gym is still under construction! Builder ne phir se date extend kar diya lol.

Totally agree yaar! 33A is getting too crowded. Infrastructure is struggling to keep up. Plot mein bhi darr hai, encroachments and all. I'd be hesitant to upgrade right now, market is too volatile.
