Honestly, I'm finding this home search for a 3BHK for my family way more stressful than I thought. ROF Insignia Park 2 ka floor plan dekh raha tha. Carpet area efficiency kitni hai actually? Builders paper pe toh bada dikhate hain, but practical space kitni milti hai for kids and all? Aur possession ke time koi hidden issues toh nahi aaye? Daily life wahan kaisi hai, especially schools nearby?

Hidden issues toh aate hi hain. Mera dost ne Airport Road side ek project mein book kiya tha, possession ke time extra charges aur finishing issues. ROF ke liye bhi dyan rakhna, especially water supply aur power backup ka.
Airport Road wala project kaun sa tha? Bahut builders aise extra charges laga dete hain. Aur water supply/power backup issue ka specific example bata sakte ho? Gurugram mein ye utilities ka issue common hai, especially for new projects jo thodi outer localities like Baharampur Naya ke paas hain. Market conditions mein transparency bahut kam hai.
Extra charges toh standard ho gaya hai ab. Maintenance charges bhi dekh lena.
Carpet area efficiency is a huge concern. For ROF Insignia Park 2, did anyone check their RERA documents? Sometimes the common areas are inflated. Also, current market conditions in Gurugram are making builders squeeze every sqft. What about the actual construction quality at site, anyone visited recently?
Meri cousin ne nearby Baliawas mein ek project dekha tha, construction quality average thi. ROF ka bhi suna hai ki finishings mein compromise karte hain. Ek baar builder ke previous projects bhi dekho, tabhi idea lagega hidden issues ka. Possession delays toh common hain, prepare for that.
Construction quality ke liye site visit zaroori hai. Pictures pe mat jao.
Haan, RERA docs mein check karna padta hai. Gurugram mein ab rates itne high hain ki builders try karte hain space optimize karne ke naam pe cut down karne ka. Carpet area per total area ka ratio dekhna important hai.
Totally get what you mean! 3BHK with good space and schools nearby is a nightmare. I looked at some projects near Badshahpur too, same issue. Builders just show fancy renders and then real space is something else.
Bhai, ROF ka track record toh mixed hai. Budget mein 3BHK milna wahaan mushkil hai, especially with good carpet area.

Schools nearby hain par traffic bahut hota hai. Daily life theek hai if you have your own transport, public transport connectivity abhi bhi average hai. Planning for a family means looking at the long term.
Carpet area efficiency toh sab project mein kam hi lagti hai. Kids ke liye balcony bhi choti hoti hai.
