Finding a 3BHK in Koregaon Park under 1.5Cr is impossible
Koregaon Park keeps coming up every time we search, but we need at least a 3BHK now. My wife's priority is kids' school admission nearby and safe streets. Which projects actually offer decent deals under ₹1.5Cr, or am I just dreaming?

Pehle budget fix rakho aur panic booking mat karo. Agar KP me rehna non-negotiable hai, would you consider renting for 2-3 years while keeping your savings parked safely in FD/mutual funds? Then see where the market moves, because paying 1.5Cr for zero track record is scary. Waise what did your wife decide after seeing the recent site visits?
Honestly feeling so stuck. Pune rates are going crazy everywhere, even towards Ambegaon Budruk side people are quoting crazy numbers for spacious flats now! Agar KP me 1.5Cr me kuch mila bhi, it will likely be a tiny 900 sqft carpet matchbox without covered parking.
Amanora Park Town is definitely better for school and safety, but waha bhi 3BHK rates badh gaye hain. Magar mujhe ek real fear hai, agar hum KP se itna door chale gaye toh office commute handle ho payega? Magarpatta side ka traffic dekh ke hi BP badh jata hai subah. Is the traffic on that bridge still horrible during peak hours?
Commute vs kid's safety ka classic dilemma ban gaya hai ye toh. Har meeting me lagta hai ki thoda aur budget badha du, but EMI stress soch kar hath kaanp jaate hain.
Bridge wala bottleneck peak hours me bohot ganda hota hai yaar. If your office is near Kalyani Nagar or Yerwada, travel time easily 45 mins lag jayega. But safety aur open campus ke terms me it is still leagues ahead of random standalone KP lanes.
Bhai Koregaon Park ka craze chhod do agar budget strict 1.5Cr hai. Thoda baahar dekho na, like Amanora Park Town side me try kiya kya? Waha schools inside township hain aur security bhi solid hai kids ke liye.

Purani dilapidated buildings me shayad mil jaye jisme lift bhi na ho, but family ke sath waha shift hona safe feel nahi hoga. Maine pichle month hi broker se pucha tha, KP me 2BHK hi 1.4Cr touch kar raha hai. Did any broker actually quote you this price or are you just guessing?
Track record zero hai toh blind trust mat karo please. First time buyers ko hi ye log fasaate hain. Mere cousin ne aisi hi ek redevelopment scheme me paise fasaye the and abhi tak possession nahi mila. Safe bet chahiye toh stick to registered players with delivered work.
Broker ne ek obscure builder ka naam liya tha, Hemgiri Developers karke, bol raha tha redevelopment aane wala hai. But maine search kiya toh Hemgiri Developers ka track record me total projects 0 dikha raha hai! Risk lene ka bilkul mann nahi hai itni hard earned savings pe.

Haan, Sinhagad road flyover kaam abhi bhi stretch ho raha hai, roz travel karna padega toh rethink karo. Ambegaon Budruk is slightly peaceful but KP jaisa cosmopolitan school crowd nahi milega wahan. Budget bachega par daily transit tough hai.
Sinhagad Road and Ambegaon mein 3BHK definitely under budget mil jayega easily around 90L to 1.1Cr, but travel to central Pune is painful due to flyover construction work. Safe toh hai family ke liye aur schools bhi ache hain Sinhagad belt pe, but totally different vibe from Koregaon Park. Ek baar weekend pe drive karke dekho.
If school and kids are the main priority, why don't you look towards Amanora Park Town instead? Pune market right now is crazy expensive inside core city pockets like KP or Kalyani Nagar, rate 12k-15k per sqft cross kar chuka hai. Inside township, walking distance pe schools hain, totally gated safe environment milta hai, and 3BHK might stretch slightly above 1.5Cr but at least livable society hogi. Maine last week hi visit kiya tha aur community vibe genuinely safe laga.
Has anyone checked out Hemgiri Developers in or around that belt? A broker told me they were planning something nearby.

Nahi milta bhai, I spent 4 months searching there. Older buildings with no lift might quote 1.4Cr on paper, but once you factor in renovation costs of 20-25 lakhs, broken plumbing, and no dedicated parking, your life becomes hell. Phir loan EMI ka burden alag se dimag kharab kar dega.
Sach mein? Even older standalone buildings with zero amenities don't fit in 1.5Cr? Meri wife bhi school admission ke chakkar mein KP hi insist kar rahi thi, ab tension ho gaya sunke.
