Finding actual value in Gurgaon's resale market
Is it just me or secondary market deals in Gurgaon are getting tougher to find real value? Pehle, I always preferred resales for better negotiation and immediate possession, especially around Udyog Vihar. But now, broker log itna premium maangte hain, it feels like naye projects se bhi zyada. For a 2BHK in Udyog Vihar, I saw one listed at ₹1.3 Cr, but the owner wouldn't budge below ₹1.25 Cr, saying market price high hai. New projects mein at least you get payment plan flexibility. What's the scene with negotiating on secondary properties now? Is it even worth the effort over a new launch with some spot discount? I'm trying to calculate ROI, but the entry cost seems inflated. Any tips on finding genuine sellers ya better negotiation tactics for resale?
