Finding real investment value in Hyderabad's market?
Visited a few resale properties around Kothapet and Tellapur this past week. I'm looking to invest, mainly for appreciation, maybe rent later, but my budget is around ₹1.5 Cr for a 3BHK. Honestly, prices everywhere in West Hyd feel pretty high. Are there any specific zones in Hyderabad where you guys think there's still good value or potential for a price correction? I'm eyeing areas slightly off the main IT corridor but with good ORR connectivity, for long-term ROI. Also, for an investor, is the secondary market usually better for negotiating a solid deal compared to new projects? Can you actually knock off a decent percentage on resale flats, or is it similar to builder projects where they barely budge from their asking price? Would love to hear your experiences or any tips on finding underpriced assets here. What's smarter for a first-time investor right now?
