Finishing snags nobody warns you about before possession
Three months ago I took possession near Whitefield, but ground reality hits differently. Just moved in last month, and minor seepage issue dikh raha hai already. Brother is planning a 3BHK around Sarjapur Road. Kya Sobha or Prestige actually deliver better finishing quality, ya unke handovers mein bhi same snags aate hain?

A colleague told me about small developments towards Aavalahalli where they give possession slowly floor by floor, maybe that has better supervision? But right now I am just confused between trusting a premium brand or saving money for post-handover repairs. Did your builder agree to fix the seepage, or are they pushing the blame on your interior team?
They always blame the interior vendor, standard excuse hai unka. Abhi tak clear answer nahi mila.
Builder handover checklist sign karne se pehle pura weekend lagakar har socket aur pipe check karna padega, varna baad mein no one answers calls.
Sahi keh rahe ho, but builder pressure banata hai na. They say key handover tabhi hoga when you sign the clearance form. Then what option do we have?
Bhai simple funda hai, snags har builder ke project mein aate hain whether you pay 60 lakhs or 2 crores. My cousin took a unit near Adigara Kallahalli and thought tier-2 builder hone se issues aate hain. But even big brands sub-contract their masonry and plumbing work to local labor contractors who rush to meet quarterly handover deadlines. Quality control on paper looks great, ground reality mein supervise karne wala koi nahi hota.
Bhai Sobha finishing is definitely considered better than most, but nobody gives you zero snags on day one. With Prestige, my colleague faced hollow tiles and misaligned bathroom fittings in their Sarjapur handover last year. The current market rate on Sarjapur road is touching 11k to 14k per sqft, so paying that premium and still running behind facility managers for three months is just pure mental torture.
He was on the 14th floor, and seepage was actually from the terrace floor above, not ground. Top floors get roof leakage, bottom floors get pipe drainage issues, middle floors get bathroom wall dampness from neighbors. As a first-time buyer I honestly feel completely trapped.
Exactly what I fear! Which floor was your colleague's flat on? Does higher floor mean less seepage risk?
Reading this literally gave me heart palpitations yaar. We are finalizing a 2BHK near Akshayanagar and already stretching our budget to the absolute limit. Itna hard-earned money daalke bhi agar seepage dekhna pade toh banda kidhar jaye?
Nobody told us about inspection services when we started searching. Sab bolte hain Tier-1 builder hai toh blind trust kar lo, but seeing these posts makes me want to pause everything.
Akshayanagar side groundwater table issues are quite common during monsoon, please check carefully. Did you hire a professional home inspection team before signing final papers?
