First 2 months in Chhapraula: kuch doubts hain

Just got possession of my 2BHK in Chhapraula last month, aur abhi bhi prices digest nahi ho rahe. Paid around ₹65L. Delhi-Meerut Expressway connectivity is good, but daily traffic near main roads is a headache. Should I have negotiated more, ya yehi market rate hai for this area? Long term water supply ka kya scene hai? Abhi municipal water hai, but future mein borewell pe depend hona padega kya? Has anyone else faced this, ya I'm just overthinking?
