posted on 12 MayFirst few months in Vipul Orchid Square: Some surprises
Just moved into Vipul Orchid Square in March, and I'm honestly surprised by some things. The children's play area looks good on paper but often feels deserted. Is it actually safe for kids, or just a ticked-off checkbox amenity? Also, the elevators feel slow; what's the maintenance response like for others? Am I the only one noticing this?

It's a tricky situation. On one hand, you have an established location and a ready-to-move property, which is a big plus for first-time buyers who don't want construction delays. But on the other, for a price range of ₹3.5 Cr – ₹11.5 Cr, one expects top-notch, well-maintained facilities, not 'surprises' like slow elevators or deserted play areas. It's a balance of pros and cons, but the maintenance aspect is crucial for long-term living.
That's the million-dollar question. In many older societies, the RWA struggles to get funds for major upgrades. My friend lives in a society near Baharampur Naya, and their RWA is constantly fighting with residents over maintenance charges for basic repairs. It's a never-ending cycle.
So, is the RWA effective in resolving these issues, or are they also struggling?
476 total units hain Vipul Orchid Square mein. That's quite a lot of families. Does that many units put a strain on common amenities like elevators and the play area? Maybe that's why they feel slow or deserted, too many people or not enough upkeep for the scale?
I had a similar issue with another Vipul project years ago. The children's play area was barely usable, and maintenance was a nightmare. They just focus on getting the initial sales done, then it's up to the RWA to manage, which often lacks proper funds or authority. Make sure to check their RWA strength and history before buying. These 'surprises' are often just poor planning or cost-cutting from the start.
Sahi keh rahe ho. My uncle bought in a Vipul project in Basai and faced similar problems with water logging and lift breakdowns. Builder ka naam bada hai, but sometimes execution mein they cut corners. It's usually the RWA jo baad mein headache jhelta hai.
Which Vipul project was that? Was it related to structural issues or just amenity upkeep?
Honestly, 3.5 Cr se 11.5 Cr ki range for a project from 2007? That's a huge amount for an old property, even in Gurugram. I was looking at some new projects near Airport Road (Gurgaon side) and for that price, you get way more modern amenities and better maintenance promises. Vipul ka track record bhi mixed raha hai, so surprises are expected.
Exactly my point! For that price range, current market conditions mein you can find much better value. Even in emerging areas like Badshahpur, you'd get a brand new flat with all modern facilities and proper RERA compliance. Old projects always come with hidden maintenance costs and aging infrastructure. It's a huge decision for first-time buyers.
See, location bhi matter karti hai. Vipul Orchid Square ki connectivity achhi hai. Naye projects mein toh abhi kaafi time lagta hai possession mein, aur woh bhi aksar delay ho jaate hain. Ready-to-move ka apna charm hai, despite a few issues.
Bhai, you're not alone! Just shifted last month and the elevators are definitely a pain. Lagta hai they're from 2007 only, no upgrades. And the play area? Meri beti bhi avoid karti hai, says it feels 'ghosty'. Maintenance team ka response time is like watching paint dry. Totally relatable post!
Elevator speed issue is common in older projects. Vipul Orchid Square ka possession date 2007 hai, so 15 saal se zyada ho gaye hain. Maybe it needs a complete overhaul, not just routine maintenance. Have you tried raising a formal complaint with the RWA?
Haan bilkul! My kids are small, I worry about the safety aspect of that deserted play area. Lagta hai bas photo khichne ke liye bana diya hai.
