First-hand experience with Noida Extension's super area games.
Did a site visit to Ashiana's project in Salarpur Khadar last weekend and wow, the super area numbers are something else. They're quoting 1400 sqft for a 3BHK around ₹85L, but the carpet area felt tiny, barely 900 sqft. It's crazy how builders play with super area to make the per sqft price look good. Is this super area trap common in Noida Extension, or is it worse in specific areas like Salarpur Khadar? The broker was pushing hard for a quick booking, claiming spot discounts of 2-3% are on the table but could disappear fast. Is that a real deal or just a sales tactic? Should I try negotiating directly with Ashiana instead? What's the realistic discount one can expect on a 3BHK in this price range, or is it better to look for resale in Sector 137? Just trying to understand the actual value.
