Is ROF Pravasa's current pricing too high for good resale potential? Just moved into my place last month, and learned a lot about Gurugram market liquidity. Wondering if the pre-launch buyers already took most of the appreciation here. How's the investor vs end-user ratio looking for this one? Don't want a ghost society vibe.

ROF Pravasa ka possession 2028-12-01 hai, which is still far. Us time tak market mein aur kya changes aayenge, kaun jaane. Meri personal lesson yahi hai ki agar budget mein kuch mil raha hai aur location thik lag rahi hai, toh zyada overthink mat karo.

Exactly! Wahi FOMO hai. Current market conditions Gurugram mein itni unpredictable hain ki samajh nahi aata kab enter karein. Jo rates abhi dikh rahe hain, lagta hai aur badhenge, but fir resale ka darr bhi hai. Bahut mixed signals hain.
Price toh bahut zyada lag raha hai. Gurugram mein ab affordable kuch bacha hi nahi.

Agar itne saare units hain aur majority investors ne liye hain, toh 'ghost society' ka dar real hai. Imagine buying near Airport Road or Badshahpur at such a premium and then seeing half the flats empty. Plus, possession 2028-12-01 tak hai, which is quite a wait. RERA number RC/REP/HARERA/GGM/918/650/2025/21 hai, but that doesn't guarantee occupancy.
Bhai, totally relate! Mereko bhi Gurugram mein ek achhi deal dhoondne mein paseene chhoot gaye. Ye ROF Pravasa ka price point toh meri budget se kaafi upar hai, aur upar se resale ka tension alag. Lagta hai first-time buyers ke liye market bohot tough ho gaya hai.
