Noida Extension – it keeps coming up in my searches for a 2BHK. I'm so fed up of renting, finally taking the plunge, aiming for something around ₹80L. I'm looking at Gaursons and Mahagun projects there. Has anyone had recent possession experience with them in Greater Noida West? Are their delivery timelines realistic, or do they usually delay? Also, what about hidden charges post-booking? Were there any nasty surprises with PLC or maintenance deposits at handover? Really want to avoid a headache, yaar.

I booked a 2BHK in Gaursons Hi-Tech City, sector 4, few years back. They did delay, but eventually got possession, though a year late. The biggest shock was the final payment demand
Bhai, Gaursons ka track record toh mixed hai, especially with some older projects near Alpha II. Delays toh common hain. Mahagun ki taraf se bhi sunne mein aaya hai ki possession mein time lagta hai. ₹80L for a 2BHK in Noida Extension sounds a bit high, have you checked other areas too?
Totally agree! Delays are the norm with these big builders. My friend is still waiting for his possession from another prominent builder in the area.
Haan, price toh thoda high lag raha hai. Maine bhi dekha tha, Alistonia Estate ke paas kuch projects hain jo thode saste the, but amenities ka issue tha. ₹80L mein toh kahin Alpha I Greater Noida mein bhi options mil sakte hain shayad, ya phir thoda aur wait kar lo market stable hone tak.

Rent se toh nikalna hai ab, but darr lag raha hai first time buyer hoon. Kisi ne recent mein possession liya hai kya Gaursons ya Mahagun se Greater Noida West mein? Delivery timelines kaise hain, realistic ya delay karte hain? Aur hidden charges ka kya scene hai? PLC, maintenance deposit mein koi surprise toh nahi mila handover pe? Headache avoid karna hai bas.
