Budget finalised, loan pre-approved — now stuck on which sector. I'm looking at a 2BHK around Indirapuram or maybe Raj Nagar Extension. Prices seem high, especially post-Delhi-Meerut Expressway. Is Ghaziabad still a good investment for appreciation, or has it peaked? Should I wait?

Dekho, pure Ghaziabad ko ek jaisa treat nahi kar sakte. Indirapuram is more established, so appreciation might be slower but steady and safer. Raj Nagar Extension has higher growth potential but also higher risk due to ongoing development, some unreliable builders, aur civic amenities ka abhi bhi issue hai. Meri advice hai ki agar long-term investment hai aur aapko immediate amenities chahiye toh Indirapuram ya Ahinsa Khand dekho. Agar thoda risk leke fast growth aur bigger space chahiye toh RNE. Market rates abhi stable lag rahe hain, interest rates shayad thode aur badhenge for a bit, but then they'll stabilize. Best hai ki 2-3 builders ke sites visit karo, unke RERA status check karo aur phir decide karo. Don't rush into anything without due diligence.
Sach batau toh, Indirapuram ka infrastructure ab saturated lagta hai. Traffic aur population bohot badh gayi hai, aur future expansion ka scope kam hai. Raj Nagar Extension mein development abhi chal rahi hai, toh thoda wait karke shayad better deals mil sakti hain ya fir koi naya sector explore karna chahiye? But phir interest rates ka kya? Kya lagta hai, rates aur badhenge ya stable rahenge aage?
Meri personal experience batati hai ki Ghaziabad mein abhi bhi potential hai, but location aur builder matter karte hain big time. Maine 2019 mein Ahinsa Khand 1 mein 2BHK liya tha, tab rate ₹4500/sqft tha. Ab vohi ₹6500+ hai, toh accha return mila hai. But Raj Nagar Extension mein kuch projects ne delivery delay ki hai, toh carefully choose. Builder ki reputation aur possession dates pe focus karo, sirf price pe nahi.
Haan, maintenance toh har saal badh jaati hai. Society ka track record bhi check karo ki kitni bar badhaya hai last 2-3 saal mein.

Nahi yaar, Ghaziabad abhi peak nahi kiya hai. Meerut Expressway se connectivity bohot improve hui hai aur upcoming infrastructure projects bhi hain. Long-term mein appreciation toh pakka milega, especially in established areas like Ahinsa Khand II. Thoda research karo, you'll definitely find some good options, don't lose hope!
Sahi baat hai! RERA registration number aur builder ki past projects ki reviews check karna must hai. Warna possession ke liye saalon wait karna padega.
But bhai, sirf connectivity se kya hoga? Builder ka delivery track record bhi dekhna padega. Mere ek friend ka project Indirapuram mein 2 saal delay ho gaya tha. Sirf location dekh ke mat phas jaana.
