First home hunt: Brochure vs. reality in Noida Ext.

Everyone talks about project launches but nobody talks about the actual delivery experience. I'm looking at places in Noida Extension, like Gaursons Atulyam, for my first home. Builders show these amazing brochures with lush green spaces and fully equipped clubhouses, but what's the reality after possession? My parents keep saying it's all marketing, and I'm honestly nervous. I'm genuinely worried about the promised amenities vs. what you actually get. Is the clubhouse a ghost facility? Are the green areas just patches of dirt or actual usable space? It’s a huge EMI, yaar. Any insights from residents who've actually lived in these projects? Change my mind if I'm too cynical.
