Spent the whole Sunday checking out options in Sector 150 and Noida Extension. Honestly, not sure why everyone glorifies Godrej for quality and timely delivery. Their Noida projects, particularly in 2BHK range around 1.2 Cr, seem to have their own set of construction issues post-possession. Plaster cracks, seepage, I've heard it all. ATS ka bhi same haal hai for their projects, delays kaafi common hain. Gaursons might be budget-friendly but quality pe doubt hai. Are the big names just hype now? Change my mind.

What's your budget like, have you explored resale options in areas like Ajayabpur or even older sectors of Noida?

Honestly, my experience with a 'big' builder was a nightmare. I booked a 3BHK in Alpha II Greater Noida back in 2018 with a developer who was supposed to be top-tier. They promised possession by 2021, but it's 2024 now and the project is still stuck. Builders show you fancy brochures and sample flats, but the ground reality is often very different. The quality of construction that was promised, the amenities, everything seems like a distant dream. I'm now stuck paying EMI and rent both. My advice: always check the builder's past projects, talk to existing residents, and don't just go by brand name.
Yaar, I think it's a bit unfair to paint all big builders with the same brush. Sometimes these issues are project-specific or due to a bad contractor for that particular phase. Have you checked out their other projects, like in Greater Noida or even some of their older ones? And what about the RERA ratings for these specific projects you're talking about? We need to look at data, not just hearsay. Which specific Godrej project are you referring to for these 2BHK issues?
Delays ka toh kya hi bolein. But if there are consistent RERA violations for delays, isn't there a way to claim compensation? Has anyone tried that?
Haan, bilkul! The delays with ATS are real. I was considering ATS Destinaire near Alistonia Estate, but after seeing the possession date keep shifting, I backed out. It's too risky for first-time buyers like us.
Totally agree with the OP! I've been hearing similar stories about Godrej and ATS, especially in Noida Extension. My friend booked a flat in Godrej Nurture and post-possession he's facing issues with bathroom fittings and plaster cracks. It's really disheartening when you pay such a premium for a 'brand'. Kya faida itne paise deke jab quality hi nahi mil rahi?
