Spent the whole Sunday checking out options in Sector 42. First home ke liye sahi lag raha. But daily life experience kaisa hai? Traffic, schools, aur families ke liye real vibe kya hai? Opinions chahiye.

It's a tough choice for a first home, especially with so much conflicting information. My suggestion would be to speak to people who are *already living* in Sector 42, not just those who have booked. Check out local resident groups if you can find any. They'll give you the real picture of water supply, power cuts, security, and maid availability. Don't rush into it; do your due diligence thoroughly. Sometimes waiting a bit longer for a more developed area is better than jumping into a 'future' locality.
Resident groups are gold! Builders will show you a paradise, but the real picture is always different. Abhi tak builder ne mere project ki NOC bhi nahi di hai, lol. Same story everywhere.
That's a very practical point, U16. I'm still trying to figure out the 'real vibe' for families as U1 mentioned. Is it a friendly, community-oriented place, or more of a transient population where everyone keeps to themselves?
While Sector 42 has its challenges, it does have potential for appreciation in the long run, given its proximity to the golf course extension road. But for a first-time buyer, it might be a bit of a gamble. I personally found better value and immediate livability in some projects on the Airport Road stretch towards Dwarka Expressway, where the infrastructure is already quite robust. Still, if your budget is strict, Sector 42 might be one of the few options. Just weigh the pros and cons carefully, especially the daily commute and family needs.
U14, amenities are slowly coming up. Some projects like 'Green Meadows' have their own clubhouses and small grocery stores. But outside the complex, it's still quite barren in many pockets. For good restaurants or proper shopping malls, you'll still have to drive a bit. That's the main issue with these developing sectors.
What about amenities within Sector 42 itself? Are there decent parks, community centers, or even good restaurants coming up that make daily life easier?
Honest opinion? I think Sector 42 is currently overpriced for what it offers. Market conditions abhi thodi volatile hain, aur builders ne prices unrealistic rakhe hain. You might be paying a premium for future promises. Unless you get a really good deal, I'd say explore other established sectors or even areas along Airport Road (Gurgaon side) for better value.
Which specific projects are you guys talking about in Sector 42? Any particular builder to avoid or recommend?
My advice as someone who bought a first home blindly – don't just look at the apartment. Walk around the area at different times of the day. Check the local market, chemist shops, how far the nearest hospital is. We made the mistake of buying in a developing area and now regret the lack of basic amenities. Builders will show you fancy brochures, but daily convenience is key.
Totally agree with U9. I saw a 2BHK there for almost 1.2 Cr! That's insane for a first home, especially when the social infrastructure is still catching up. The per sqft rate seems inflated. For that price, you can get something much better in a more developed locality.
Dekho, I booked a flat in a nearby area, close to Badshahpur, about 2 years ago, thinking it's an upcoming hub. But connectivity is still a major pain point. Sector 42 is better located, but still, check the actual travel time during peak hours. Builders promise the world, but reality hits hard after possession. Don't just look at the amenities; check the infrastructure development plans. Are there enough hospitals, grocery stores, and green spaces nearby? Many projects are still isolated islands.
U7, good question. Most projects in Sector 42, especially the newer ones, are facing delays. I was tracking a specific builder, XYZ Homes, their RERA possession date was last year but abhi tak construction under process hai. Always cross-check the RERA portal for actual status. Don't just trust the builder's word. My friend booked in another project near Basai and his possession is delayed by 1.5 years already.
True, schools are important. Also, what about the possession status for most projects there? Are builders delivering on time, or is it all delayed like everywhere else?
Exactly! My biggest concern is schools. Good schools are usually far away, ya toh waiting lists lambi hain. And the ones nearby are not always top-rated. Families ke liye education priority hoti hai, aur yahan par options limited lag rahe hain abhi. Yeh point koi builder discuss nahi karta.
Hey everyone, just spent the whole Sunday checking out options in Sector 42. First home ke liye sahi lag raha hai, budget mein bhi aa raha hai thoda bahut. But daily life experience kaisa hai yahan ka? Traffic, schools, aur families ke liye real vibe kya hai? Opinions chahiye, please. Bahut nervous hoon.
Traffic ka issue kitna severe hai? Like, office commute mein kitna extra time lag jaata hai from there to Cyber City, for example?
Bhai, Sector 42 looks promising no doubt! I also visited last month. Lagta toh acha hai, so many new projects coming up. Good luck with your decision!
