First home jitters, need real insights
Budget finalised, loan pre-approved — now stuck on which project. I'm looking at Arenaa Heights The Ultima 107 in Greater Noida. Builder ka track record theek lag raha hai but I'm worried about daily living. Kya yahan amenities genuinely useful hain ya bas show-off ke liye? Like gym, club house... are they well-maintained and actually used? Also, floor plan aur carpet area ka kya scene hai? Does a 2BHK feel spacious enough? First-time buyer hoon, honestly confused. Koi real resident experience share karega?

I visited Arenaa Heights site last month. Construction is definitely ongoing, but the pace seemed a bit slow to me. They claim 220 units, but how many are actually booked? And specifically about the amenities, did anyone check the maintenance charges for the gym and clubhouse? Are they included in the monthly society charges or extra?
Yaar, amenities are a big deal. In my sister's society near Alpha II, the gym equipment is always broken, and the pool is rarely
Booked units ka exact data toh builder hi dega, but when I called them, they said 'more than 50%'. Take that with a pinch of salt, always. Construction pace is a real concern though, I agree with you.
Regarding maintenance, usually the clubhouse and gym are part of the overall society charges, but some builders sneak in a 'usage fee' for specific facilities. My current society in Alistonia Estate does this. You need to get it in writing from Arenaa's sales team, it's crucial.
Arenaa Heights? Hmm, I've heard mixed reviews about their previous projects. The price range (₹63 L – ₹1.4 Cr) for a 2BHK in Greater Noida seems a bit steep for a first-time buyer, no? Especially with a 2026 possession, market conditions can change a lot by then.
Maybe, but good projects hold value. And 2026 isn't that far. Property appreciation in Greater Noida has been steady, especially near the expressway.
Sahi keh rahe ho. I checked their RERA profile, and there were some delays on a past project. Plus, the current interest rates make that ₹63L entry point feel even higher. It's a big commitment for a first-timer.
Bhai, exactly my thoughts! I'm also eyeing Arenaa Heights. The amenities look good on paper but actual usage ka kya scene hai, pata nahi. Same confusion with the 2BHK space.
