First home jitters, need real insights
Budget finalised, loan pre-approved — now stuck on which project. I'm looking at Arenaa Heights The Ultima 107 in Greater Noida. Builder ka track record theek lag raha hai but I'm worried about daily living. Kya yahan amenities genuinely useful hain ya bas show-off ke liye? Like gym, club house... are they well-maintained and actually used? Also, floor plan aur carpet area ka kya scene hai? Does a 2BHK feel spacious enough? First-time buyer hoon, honestly confused. Koi real resident experience share karega?

I visited Arenaa Heights site last month. Construction is definitely ongoing, but the pace seemed a bit slow to me. They claim 220 units, but how many are actually booked? And specifically about the amenities, did anyone check the maintenance charges for the gym and clubhouse? Are they included in the monthly society charges or extra?

Booked units ka exact data toh builder hi dega, but when I called them, they said 'more than 50%'. Take that with a pinch of salt, always. Construction pace is a real concern though, I agree with you.
Regarding maintenance, usually the clubhouse and gym are part of the overall society charges, but some builders sneak in a 'usage fee' for specific facilities. My current society in Alistonia Estate does this. You need to get it in writing from Arenaa's sales team, it's crucial.
