Visited Shreelabh Buildcon in Block A last weekend, and honestly, under-construction projects look great but I'm super nervous about possession delays. My parents keep saying 'ready-to-move le lo', but budget constraints hain. How do you evaluate the delivery risk for these projects? Kya cheezein dekhni chahiye to judge a builder's track record beyond their brochures? Also, for a first-time buyer like me, legal verification steps sound intimidating. RERA check, encumbrance certificate—ye sab kaise karte hain? Any specific red flags in the builder-buyer agreement I should look out for? During site visits, what are the absolute must-ask questions beyond the basic amenities?

Bhai, exactly my thoughts! I also visited a Shreelabh project, not Block A, but near Alpha II Greater Noida. The models look stunning but the possession timelines feel too good to be true. My parents are also pushing for ready-to-move, saying 'risk kyu lena hai'. But budget ka kya karein, yaar? Legal stuff is a nightmare, totally agree. Kaash koi simple checklist mil jaaye.
