Golf Course Extension Road — been checking out places there for my first home. I'm torn between Godrej and M3M for a 3BHK around ₹2.5 Cr. Heard Godrej usually delivers on time, but M3M's construction quality after possession sometimes gets complaints about finishing. What's their customer support like if issues pop up?

₹2.5 Cr for a 3BHK on GCR? Thoda high side pe nahi hai? Especially if it's M3M. Godrej might justify it with their brand, but M3M ka premium sometimes isn't worth the hassle later. Have you checked other developers in the same belt, maybe closer to Sohna Road or even towards Baliawas? You might get more value for money there.
But GCR ka appreciation potential is huge, U3. Newer projects are always pricier, but investment-wise, it's a good bet
U3, I was thinking the same. ₹2.5 Cr is a lot for a first home. Maybe consider a slightly older, ready-to-move apartment in a good society? No construction risk and you know what you're getting.
Wow, same boat as OP and U1! I actually visited a Godrej project near Badshahpur. The sales team was very professional. But the 3BHK options felt a bit cramped for the price. M3M's layouts seemed more spacious. Anyone else feel that Godrej ka carpet area thoda kam hai for their 3BHKs?
Meri ek friend ne M3M Urbana booked kiya tha, layout was good and spacious. But after possession, leakage issues started in the basement parking within a year. So spacious toh hai, but quality check zaroori hai.
U2, that's a common observation with Godrej, they often have higher loading. M3M, while fancy, sometimes compromises on build quality for aesthetics. Always ask for the RERA carpet area breakdown before booking to compare apples to apples.
Totally agree U2! Godrej ka carpet area compared to super area, it's a shocker sometimes.

U1, for ₹2.5 Cr on GCR, you have options beyond these two. M3M ka track record has been mixed, you'll find many RERA complaints if you dig a bit. Godrej generally has better reviews for project management and after-sales. But remember, the current market in Gurugram is seeing some delays across the board, so factor that in. Don't rush into anything.
U6, not always. I own in M3M Merlin, got possession on time, and minor issues were fixed. But haan, follow-up is key. Godrej on Airport Road, my uncle bought there, no complaints at all.
M3M? Bhai, run! My friend had a nightmare with their finishing in M3M Woodshire. Customer support toh bhool hi jao. Total headache.
