posted on 9 MayFirst investment: Godrej Aqua Vista doubts
Kya Godrej Aqua Vista mein invest karna sahi decision hoga long-term ke liye? I'm looking at it from an investment perspective, for future rental income ya capital appreciation. Builder ka track record toh sahi lag raha hai, but iska actual resale potential kitna hai? Anyone tracking its price movement since launch? Not sure if current pricing justifies the future ROI after 5-7 years. My parents keep saying under-construction mein risk hai... What's the real scene with its liquidity?

Has anyone actually seen any appreciation in similar Godrej projects that were under-construction for this long? I'm trying to find some data points, but it's hard to get clear numbers on historical ROI for such long-term investments from the builder side.
My parents also warned me about under-construction risks, especially with builders sometimes going bankrupt or projects getting stuck in legal issues. It's a huge emotional and financial drain. I'm trying to find something with a clear track record of timely delivery.
I heard good things about Godrej Aqua Vista's amenities and overall design. But jab baat investment ki aati hai, location is key. Is it in a high-growth corridor? Any specific infrastructure projects planned nearby that will drive up prices? Without that, it just seems like another project with high price tag.
I agree with U9 and U10. I spoke to a property consultant, and he said the current Pune market is favoring ready-to-move or near-possession properties. Under-construction projects, especially with such long timelines, are a tougher sell for investors right now unless the discount is significant. And here, the price range is already quite high.
Point taken, U10. My agent was trying to sell it based on future potential, but future is always uncertain. I'd rather invest where there's already established demand for rentals and resale. Like, if you look at Anand Nagar, demand is consistent. Aqua Vista feels like a bet on a distant future.
U9, you're right about location. I track property in Amanora Park Town, and even there, appreciation is slowing down for some projects. For Aqua Vista, I think the connectivity to the city is a plus, but the immediate vicinity needs more development to truly justify the 'premium' tag. It's a bit isolated currently.
I actually visited the site last month. The construction looks ongoing, not like some stalled projects. Total units 688 hain, which is a decent size. But the possession date 2030-03-01 feels very far off. Kya itna wait karna worth it hoga for the potential ROI? I'm leaning towards ready-to-move options now, less headache.
Exactly, U5! Long wait means more inflation eating into your returns. Plus, the money is locked. Instead, I'm exploring options in places like Ambegaon Budruk where you can find good 2BHKs for less and get possession sooner. Less risk, quicker returns, maybe?
True that, U6. My cousin invested in a project with a similar long possession date, and now he regrets it. The area didn't develop as fast as promised, and rental yields are dismal. Aqua Vista ke area ka future development potential kitna strong hai, koi idea?
2030 is definitely a long wait. I'm a first-time buyer too, and the thought of EMIs for so long without actual possession is scary. What if the rental market in that area changes drastically by then? It's a big gamble.
Yaar, Godrej Aqua Vista ka discussion chal raha hai? Main bhi yahi soch raha tha. Long-term investment ke liye kaisa hai? Parents toh bol rahe hain under-construction mein bahut risk hota hai. Especially with the current market, will it really give good returns by 2030? Koi batao, iska actual resale value kya ho sakta hai, considering the location and builder reputation?
Liquidity ka doubt toh mujhe bhi hai. Agar 5-7 saal baad bechna pade aur market down ho, toh फस जाएंगे. My friend booked in another Godrej project near Sinhagad Road and faced a delay of almost a year. Builder ka track record generally theek hai, but delays happen. So, risk toh hai.
Dekho, current pricing ₹75 L se ₹1.4 Cr tak hai. For a first-time buyer like us, ye kafi high lag raha hai. I live near Akurdi, and even there, prices are getting reasonable. Is Aqua Vista mein kuch extra hai jo is price ko justify karega long-term mein? Just wondering about the capital appreciation part.
Bhai, sahi keh rahe ho. Parents ki baat toh sunni padti hai. But Godrej ka naam toh hai, especially in Pune. I checked their RERA, PM1260002500389, it's valid. But RERA hone se kya hoga if possession gets delayed? Heard stories about other projects getting stuck for years.
