First investment property, feeling the pressure

Has anyone actually seen good capital appreciation from Model Economic City since its launch? I'm looking at it for my first investment property in Gurugram and honestly, I'm a bit nervous about the long-term ROI. Is there still significant upside left, or have the early birds already taken most of the gains? Also, since it's an ongoing project, how reliable is the builder on delivery timelines? My parents keep saying under-construction projects are risky, and I don't want to get stuck with a delayed possession. What's their track record like generally? Really trying to understand the real price trend and possession-timeline risks here. What's a realistic rental yield expectation too?
