Dekho bhai, first property hai toh thoda research aur karo. Iss price range (75L-96L) mein aur bhi options mil jayenge, jahan builder ka reputation theek ho aur possession date realistic ho. Ajayabpur mein aapko smaller, local builders ke projects milenge, ya phir plot options. Better to check RERA website for registered projects there. Don't fall for old projects, no matter how good the 'paper' ROI looks.

RERA status mein bhi woh 'delayed' ya 'under construction' hi dikhayenge, but 2010 ka project aaj tak ongoing, that's not just a delay, it's a complete mess. RERA mein complain karoge bhi toh process bahut slow hai. Is project mein units toh 144 hi hain, but builder ne shayad funding diversion kiya hoga. Better to avoid. Noida Extension mein Ajayabpur ke paas abhi bhi kuch achhe options hain, jahan builders ka track record clear hai, unko explore karo.

Builder ke track record ki baat karein toh, aise projects mein investment ka matlab hai ki aap apne paise lock kar rahe ho indefinitely. Bahut risky hai yaar, especially for a first-time buyer.
