First property as investor: Real build quality vs. brochure?

Construction quality is the biggest blind spot for first-time investors, I think. I'm checking out properties in Gurgaon, like Adani Lushlands. Brochure mein toh sab sahi lagta hai, but actual build quality? Will I see cracks, seepage issues within a year? My parents say new flats always have problems later, affecting resale. Amenities ka bhi doubt hai. Builders promise huge clubhouses, sports facilities, but are they actually delivered? Ya just ghost facilities increasing maintenance? For an investor, tenant attraction and ROI depend on this. Should I pay extra for unused premium amenities? What's your experience with builder promises?
