Budget finalised, loan pre-approved for my first property, and I'm really looking at Ivory Court 4. I'm trying to figure out its long-term investment potential. Has anyone been tracking its capital appreciation since launch? My parents keep saying Gurgaon properties are overvalued, but this one seems promising for a 3BHK. What's the real resale market like there? Is it liquid, or will I struggle to find a buyer in 5-7 years? I'm worried about high investor ratios leading to a ghost society, honestly not sure about that. Also, how's the builder's delivery track record? Don't want to get stuck in delays, that really impacts ROI. Any insights on price per sqft compared to other projects nearby? Hope someone has some real-world experience.

Ivory Court 4? Builder ke delays kaafi notorious hain, especially if you're worried about ROI. Parents ki baat sahi hai, Gurgaon mein prices already kaafi inflated hain.
U1, I think Ivory Court 4 is a new phase, maybe the builder has improved? Sometimes they learn from past mistakes. Plus, the location is prime, especially for connectivity. Don't you think that counts for something, even with slight delays?
