₹78 lakh for 2BHK in Sector 150. Gaursons pushing construction-linked plans. My parents say down payment safer. Kon sa option smarter for first-time buyer? Kya hidden costs hain with CLP?

78 lakh for 2BHK in Sector 150 isn't bad for a first home, especially considering the location's potential. CLP can be good if your income flow is stable and you don't want to block all your funds upfront. It's about managing cash flow. Just make sure the builder has a good reputation for delivery.
Reputation can be misleading sometimes. My uncle invested in Noida Extension, same sector, and his project is delayed by years, despite the builder being 'reputed'. CLP makes you vulnerable to these delays. The money you pay is stuck, and you keep paying rent too
Exactly! My friend bought a flat in Alpha I Greater Noida with a CLP and got possession almost on time. It helped him manage his finances better. But yes, builder ka track record dekhna bahut zaroori hai. Gaursons ka naam toh theek hi hai, I think.
Bhai, be very careful with CLPs, especially for a first home. Builders often sweet-talk you into it but then construction delays become your worst nightmare. Your EMI starts, but possession ka koi thikana nahi hota. Parents ki baat suno, down payment agar possible hai toh zyada secure hai.
Haan, delays toh common hain. But what are the *hidden costs* specifically, apart from just the EMI without possession? Koi penalty ya extra charges bhi lagte hain kya?
Totally agree with this! My brother booked a flat in Alpha II Greater Noida with a CLP. He's been paying EMIs for 3 years now, and the project is still stuck. Builder ne 2 baar possession date extend kar di hai. It's a huge mental and financial burden. Unless you have a very solid builder track record, avoid CLP.
Guys, need urgent advice! I'm a first-time buyer and this property in Sector 150, Noida Extension is tempting. ₹78 lakh for a 2BHK from Gaursons. They're really pushing construction-linked plans (CLP), saying it's flexible. But my parents are old school, saying full down payment is safer, less headache. Kon sa option smarter for a first-time buyer like me? Aur kya hidden costs hain with CLP jo builders batate nahi?
