Greater Noida keeps coming up every time I shortlist something. I'm finally looking to buy my first property, aur honestly, thoda confused hoon. Jaypee Tiara Tower aur Rehouse Krishna Orchid, dono completed hain. Tiara Tower ka budget thoda stretch ho raha hai, but it's proper apartments. Krishna Orchid studio flats hain, kaafi affordable lag rahe hain. Meri main concern hai rental potential aur 5-year appreciation. Studio apartments mein kya rental yield sahi milega, ya log prefer karte hain proper 2BHK? Jaypee Tiara ka resale market kaisa hai for a bigger unit? Kaunsa option better investment hai long-term ke liye? Meri family bol rahi hai bigger unit le lo, but I'm thinking rental income. Community kya kehti hai?

Be very careful with 'affordable' projects, especially from lesser-known builders. Check their RERA history and completion records for other projects. Sometimes, affordable means hidden costs or quality issues later on. Jaypee Tiara Tower, even though it's expensive, at least it's completed and from a big name (though Jaypee also had its share of issues). My advice would be to look at the per sqft rate for both. Sometimes a bigger unit at a slightly higher per sqft rate from a reputable builder is a better deal than a smaller, cheaper one from a builder with a questionable track record. Have you checked reviews for Rehouse Krishna Orchid specifically about construction quality?
I get the family sentiment, but rental income is crucial for first-time buyers like us. Current market conditions in Noida are tough, property prices have stagnated in many areas. Studio flats, though smaller, have lower entry cost and can give a decent rental yield if managed well. Plus, the maintenance is generally less. Rehouse Krishna Orchid being affordable means you won't be over-leveraged, which is a huge relief when you're starting out. Maybe a 1BHK if available in a similar budget could be a middle ground?
Dekho, I bought a studio in Alistonia Estate a few years back, thinking the same. Rental yield was okay for a while, but then finding new tenants became tough. Young professionals or students prefer shared accommodation or PGs rather than a full studio flat sometimes. Resale value bhi utni high nahi mili as I expected. For Tiara Tower, because it's a known builder and completed since 2019, the resale market should be more stable, even if the initial price is high.
Appreciation for studios is usually slower than 2BHKs. Are you sure about the rental demand? Kaun lega studio Greater Noida mein?
Totally agree with the lower entry cost point! My budget is super tight, so even a 1.4 Cr for Tiara Tower is a massive stretch for me. Rental income would help immensely with EMI. But then, is the appreciation for studios good?

Kal ko family badhegi, ya tum khud rehna chahoge, toh studio mein adjust karna mushkil hoga. Jaypee Tiara Tower, being a proper apartment complex, will always be more liquid in the resale market. Plus, it's already completed, so no builder risk.
