Since January I've been shortlisting flats in this city. I'm looking at Elite Homes in Sector 63A, and they're pushing pre-launch prices. Not sure if that's actually a good deal or just a marketing tactic, honestly. My budget is around ₹1.5 Cr for a 2BHK. Also, trying to figure out if construction-linked payment plans are smarter than a higher down payment. And what about PLCs and floor rise? Are those really worth it, or just extra charges? My parents keep saying to be careful.

Elite Homes? Sector 63A mein 1.5 Cr for 2BHK is tight, especially if you're looking for decent size. Pre-launch discounts are tempting but builder ka track record bahut important hai.
Bhai, pre-launch toh lottery jaisa hai. Mera friend phasa hai aise, possession ka naam nahi.
