Spent the whole Sunday checking out options in Alpha II and Sector 150. Saw some projects, including one by Vatika Group. Base prices look okay for a 2BHK around ₹80L, but honestly, I'm confused about the *total* cost. Builders always say 'all-inclusive' but that never seems to be the case, right? What hidden charges pop up closer to possession? Like, maintenance, PLC, floor rise... yeh sab ROI pe kitna impact dalte hain? My parents keep saying always negotiate, but Noida mein kitna realistically cut kar sakte hain? On a ₹90L flat, can you even get ₹5L off, ya bas few lakhs on stamp duty? Investors ke liye kya advice hai on maximising deal value? Bahut confusions hain. Any experiences ya tips?

Yaar, exactly! Meri bhi same frustration hai. Alpha II mein Vatika ke project dekhe, prices toh ekdum lure karte hain but phir jab break-up maango toh 10 cheezein aur add ho jaati hain. PLC, IDC, FFC, IFMS, electricity connection charges, gas pipeline, club membership... list khatam hi nahi hoti. Lagta hai 80L ka flat 1.10 Cr tak pahunch jaayega. Parents ne bhi kaha negotiation is key, par builders ke sales reps toh sunte hi nahi. Samajh nahi aa raha kaise approach karein, itna pais
