First property hunt: Reality check on Greater Noida projects

Been looking for 8 months now and it's getting exhausting. I'm checking out flats in Greater Noida, especially JM Orchid. My parents keep saying to really check the construction quality, like for cracks or seepage after a year. Is it common to see a huge difference between promised amenities and what's actually delivered at possession? Also, what's the reality with maintenance charges? Do they actually give value for money, or is it just a high bill for basic services? Honestly not sure what to look for beyond the show flat.
