Spent lakhs on a PLC for a park-facing unit in a project by ATS in Sector 150, but ab lag raha hai that was a mistake. Their delivery timelines are slipping like crazy. Possession was supposed to be December 2023, now they're saying June 2024, maybe even later! Honestly not sure if ATS is worth the premium they charge, given the delays. I've heard mixed reviews about their construction quality too – some say it's good, others complain about seepage. Any other investors facing similar delays with ATS projects in Noida? What are your experiences? Should I consider pulling out now and investing elsewhere, maybe something by Godrej? At least unka reputation toh better hai, right?

Before investing anywhere else, visit the site. See the actual construction progress. Don't just rely on brochures and promises.
What did ATS say when you contacted them about the delay? Did they give you a concrete reason?

Don't just look at Godrej. Consider Tata Housing and Shapoorji Pallonji also. Unka bhi reputation accha hai and they have projects in Noida.
Seepage is a HUGE problem in Noida. The water table is too high. Make sure you get a thorough inspection done before accepting possession.
I bought in Sector 78, Paramount Emotions. Possession delayed by 3 years! Lekin ab sab theek hai, society is nice. Patience is key, but also keep pushing the builder.
Bhai, builders toh sab chor hain. They'll keep delaying until you scream. RERA complaint is the only way to get them moving.
Rising interest rates are also a factor. If you pull out now, you might not find a better deal elsewhere. Think carefully.
Before pulling out, try talking to other investors in the same project. Maybe you can collectively put pressure on ATS to speed things up.
Sector 150 ka average rate abhi 7500-8000 per sq ft chal raha hai. Check property portals before making any rash decisions.

I invested in ATS Greens Village in Sector 93A back in 2018. Promised possession was 2020. I finally got it in late 2022. Seepage issues bhi hain. Be prepared for a long wait and potential quality compromises.

Godrej Woods is relatively better, but even they have had some minor delays. No one is completely immune.
