Sector 162 seems like the only place I can (maybe) afford something. Honestly, I'm scared of the resale market. Everyone keeps saying expressway locations are overpriced. My budget's tight, around 80L. I'm seeing some flats near the industrial area. Is it worth it, or am I just being blinded by the 'own a home' dream? What's the actual tenant profile there? Young professionals mostly, right? I keep hearing about waterlogging during monsoon. Has anyone faced major issues with that? And how reliable is the power supply actually? My parents keep saying sector 162 is too far out. Ab samajh nahi aa raha. Should I even consider it?

My cousin bought in Sector 143B a year ago. Similar budget. He seems happy so far. Maybe check that area too?
Don't get pressured by the 'own a home' dream. Renting is also a perfectly valid option. Weigh the pros and cons carefully.
Update: I'm also looking at Sector 143. Found a few options within my budget. Anyone has experience with the builders there?
Sector 162 is not a bad option for investment if you are getting a good deal. But do your homework.
So, what did you decide? Sector 162 or somewhere else? Curious to know what you went with.
Check the occupancy rate of the society you're considering. A low occupancy rate can mean higher maintenance costs for everyone.
Possession mila kya kisi ko in the projects near the industrial area? I heard many are delayed.
Delayed hi delayed hai bhai. Builders are making a killing. RERA mein complaint daalo!
Honestly, with the rising interest rates, buying now is a huge decision. Are you sure you can afford the EMI?
Sector 162 is fine for rentals, but for buying, I'd be cautious. Resale value might not appreciate as much as in other sectors.
Power supply in 162 is generally okay, but power cuts are common during peak summer months. Invest in a good inverter if you can.
Don't just look at the price. Factor in the maintenance charges, parking costs, and other hidden expenses. They add up quickly.
Sector 162 is developing, but still lacks good connectivity. Metro is far. Public transport is limited. Consider that too.
My friend lives in Sector 162. He says waterlogging is bad near the Hindon River side. Avoid societies close to the river.
Have you considered a smaller apartment in a more established sector? Like Sector 7x? It might be a better investment in the long run.
Sector 162 is mostly young professionals working in the nearby IT parks. Tenant profile is decent. But yeah, parents are right, it's a bit far from the main city.
Waterlogging toh Noida mein har jagah ka scene hai during monsoon. It's a gamble, honestly. Check drainage systems carefully before finalizing anything.
I bought in Sector 162 two years ago. Biggest mistake. Builder promised everything, delivered nothing. Amenities are still incomplete. Now I'm stuck.
U6, which project are you talking about? Name and shame!
80L mein resale mein bhi options mil jayenge, but do a thorough due diligence. Check the builder's track record, RERA registration, and get a lawyer to review the papers.
Sector 162 with 80L? Thoda tough hai but not impossible. Don't blindly trust resale, especially near the industrial area. Infrastructure issues are real. Waterlogging is a problem in some pockets, not everywhere. Power supply... depends on the society.
Bhai, 'own a home' dream is strong, I get it. But don't rush. 80L is a decent amount, explore Sector 150 also. Maybe slightly smaller apartment, but better overall environment.
Sector 150? 80L mein toh 2BHK bhi mushkil hai yaar nowadays. Rates have shot up like crazy.
