First property nerves, is this project just hype?

Totally agree with the original post! Bramhacorp Sun Valley ki brochures dekh ke toh lagta hai sab kuch mil jayega, but jab practical hone ki baat aati hai, I always wonder. Swimming pool, gym, clubhouse... yeh sab maintain bhi toh karna padta hai, aur uska cost kis pe aata hai? Hum pe hi na! I'm a first-time buyer and this budget is already stretching me thin, so I'm wary of 'fancy but useless' amenities.
