First property: new launch vs. resale ka darr

Since January I've been shortlisting flats in Rajkot, and honestly, first-time buyer ke liye itna confusing hai. Krishna Kunj mein Ansal API ke under-construction projects dekh raha tha, but resale ka option bhi hai. New launch mein delivery risk ka darr lagta hai, especially with builders. Resale mein ready-to-move milta hai, but older construction. Kya kisi ko experience hai ki first property ke liye which is better for a 2BHK? How do you even start shortlisting the right one, considering these factors?
