First property, now facing endless delays
Express Zenith Tower A — honestly, the delays are getting ridiculous. They promised possession 6 months ago, now it's another 8 months out. My parents keep saying this is normal, but my EMI started already. Not sure how much more I can stretch. Did anyone else face this with Express Zenith? What did you do?

Site visit kiya hai kisi ne? Kya status hai wahan? Is the construction really progressing or just stuck?
U14, usually, the best option is to keep documenting everything – emails, site visit photos, payment proofs. If the RERA possession date is missed, you can file a complaint with RERA for either possession with compensation or a full refund with interest. But as
Toh ab kya option hai OP ke paas? Just wait it out?
U12 is right, the progress is slow. I heard they are facing some financial crunch, which is common for builders these days, especially with the 2.5 Cr – 6.5 Cr price range. With 120 units, they need consistent cash flow from buyers to keep things moving. Agar sales slow hain, toh construction bhi slow ho jaati hai. This is why many projects get stuck. It's a vicious cycle for us buyers.
Haan, main last month gaya tha. Tower A ka structure toh mostly complete lag raha hai, but interior finishing aur common areas ka kaam bahut dheere chal raha hai. They show you a fancy sample flat but actual progress is snail-paced. Labour bhi utne nahi dikhte jitne hone chahiye for a project of this scale.
U3 is right about RERA, but even with RERA dates, delays happen. Mera experience bahut kharab raha hai with a project near Alistonia Estate. They delayed it by almost 2 years post-RERA date. The builder kept giving excuses about material shortage and labour issues. We were first-time buyers too, so we didn't know the legal recourse well. Ended up paying rent and EMI for so long. It's a tough situation for anyone, especially when you've stretched your budget.
Exactly! Legal options are there but they are time-consuming and expensive. Better to form a buyers' association and put collective pressure on the builder, or approach RERA directly if the RERA date is also being missed.
U9, compensation milna bahut mushkil hota hai. Builder penalty clauses mein loopholes nikal dete hain. We fought for almost a year, but got a measly amount, nowhere near our rent + EMI losses. Current market conditions in Noida are also not helping; builders know buyers are desperate. They offer some minor 'waivers' or 'discounts' on maintenance instead of real cash. It's a buyer beware situation.
Did you get any compensation for the delay?
See, Express Zenith ka official RERA possession date 2026-03-31 hai. Maybe you were given a different date by the sales team? Builders often give an earlier 'expected' date to entice buyers, but the RERA date is what legally matters. Always check RERA portal (UPRERAPRJ980703/04/2024).
Bhai, you're not alone! Meri bhi same haalat hai. I booked a 3BHK in Tower A last year. EMI cut ho rahi hai aur project site pe progress slow dikhti hai. It's so frustrating as a first-time buyer. Lagta hai builders bas promises karte hain.
Same pinch! Sab builders aise hi karte hain, it's like a trend now.
Haan, U6, Tower A ki hi baat ho rahi hai. I've heard similar stories from friends who booked in projects near Alpha I Greater Noida. Builders take their own sweet time. What can we even do?
Totally agree! EMI ka pressure alag hai. Yeh Tower A ke liye hi hai na?
