First property purchase jitters in Gurgaon
Officers Colony — been looking at plots/flats near here for a while. I'm so confused about payment plans, especially for a first-time buyer like me. Construction-linked (CLP) vs larger down payment – which one makes more sense? HCBS Promoters ka ek project dekha hai, they're pushing CLP. Also, is floor-rise premium really worth it? Matlab, top floor ke liye itna extra dena, kya future mein ROI milega? My budget is around ₹1.5 Cr for a 2BHK. Any advice?

Floor-rise premium ka toh main bhi bhugatbhogi hoon. Badshahpur mein ek project liya tha 2 saal pehle, 7th floor ke liye extra diye. Socha tha accha view milega, par ab bas aas paas ki buildings dikhti hain. ROI ke terms mein toh mujhe nahi lagta kuch khaas fark padega. Bas peace of mind ke liye le liya tha.
U9, jaise U3 ne bataya, 2 saal pehle book kiya tha toh abhi next year tak possession expected hai. Badshahpur mein delays common hain, dekh lena. But floor rise ka
U3, exactly! View ke liye itna paisa waste karna. Mujhe bhi lagta hai top floor bas hype hai. Possession mila kya aapko?
CLP se darr lagta hai. Builder late karega toh EMI aur rent dono dena padega, woh extra burden kaun jhelega? Better to go with ready-to-move if possible.
Haan bhai, same confusion. Officers Colony mein rate bhi high hai. HCBS ka naam suna hai but reviews mixed hain. CLP vs larger down payment, sach mein dimag kharab ho jaata hai. Koi idea?
U7, RERA website pe check kar sakte ho. Har project ka registration number hota hai. Agar registered nahi hai toh seedha no bol do. Builders ka record dekhna bahut zaroori hai, especially agar CLP le rahe ho. Financial health bhi dekho company ki.
U6, sahi keh rahe ho. HCBS ka RERA registered hai kya? Pehle woh check karna chahiye.
U1, HCBS Promoters se toh bach ke rehna! Mere ek dost ne Baharampur Naya mein unka ek project dekha tha, bolte kuch aur hain, karte kuch aur. Possession dates ka toh bhagwan hi malik hai. CLP mein phasa dete hain aur phir construction slow kar dete hain. Bahut risk hai yaar.
