First property search: Brochure vs. reality shock!

Visited Imperia Mirage Homes last Saturday and honestly, the brochure vs. actual site felt like two different projects. Unke marketing material mein jo amenities dikhaate hain, woh on-ground mil hi nahi rahi. Swimming pool Olympic-sized lag raha tha, but wahan toh bas ek small tub hai. Clubhouse bhi almost empty tha, koi activity nahi. I'm looking for my first property, aur yeh sab dekh ke darr lag raha hai. Maintenance charges bhi itne high bol rahe hain, but kis baat ke? Service quality ka kya scene hai after possession? Parents bolte hain ki builders bas bechne tak care karte hain, then you're on your own. Has anyone else faced this with Imperia Mirage Homes or other Noida projects? What should I check for ki baad mein regret na ho?
