₹78 lakh for a 2BHK in Panathur, and I'm just starting my property search. Honestly, my head's spinning. Visited a few projects, including one by SSVR Builders near ORR. How do you even properly shortlist? My parents keep saying location is everything, but what else should I really look for? Also, beyond the flat price, what are the actual hidden costs? Like, stamp duty, registration, interiors... I had no idea it'd be so much. Any advice on budgeting for these extras? Ab samajh nahi aa raha.

I'm in the same boat, looking for my first home around Bellandur or Marathahalli. 78L for a 2BHK seems standard for Panathur considering its connectivity. But SSVR Builders, are they reliable? I heard mixed reviews about their completion timelines. Did they give you a clear possession date and RERA number for the project? It's crucial to verify that before even thinking about booking.
SSVR ki RERA status check karna bahut important hai. I know someone who booked with them near Akshayanagar, and the project got delayed by almost a year. They do deliver, but sometimes not on time. Always cross-check the RERA portal for project status and any past violations.
Totally feel you, yaar. Hidden costs are the worst surprise. Builders make it sound so easy.
Yeah, it's a crazy market out there. Panathur is good but a bit congested now. SSVR Builders near ORR... you need to check their past projects thoroughly. Sometimes these builders have good locations but project quality or delays become an issue. Don't just go by the sample flat.
Bhai, 78 lakh for 2BHK in Panathur is actually quite common now, especially near the ORR. My head was spinning too when I started looking in Aavalahalli. People say location is everything, but the hidden costs are a nightmare. Stamp duty, registration, legal fees, then interiors... it easily adds another 15-20% to the base price. Did you factor in GST as well? Builders often quote ex-showroom price. My parents also said location, location, location, but nobody warned me about the financial black hole!
Don't forget maintenance charges! Builders take a year or two in advance. And if you're getting a loan, the processing fees are another hidden cost.
Exactly! The 'final' price is never final. It's a huge shock.
Haan bhai, GST is a killer! I booked a place in Agrahara Layout and after GST, stamp duty, registration, and all these 'development charges', mera budget pura hil gaya. What started as 60L ended up being almost 72L. Prepare for at least 15-20% extra on top of the base price.
