First property shortlist kaise karein?

Visited a few projects in Hoskote last weekend. Rk Builders And Developers Bangalore ka ek project acha laga, but honestly, abhi tak toh bas location aur price dekh raha tha. First-time buyer hoon, so how do you guys actually shortlist a property? What else should I consider? Also, total budget ka kya scene hai? Builders toh bas property price batate hain. Stamp duty, registration, interiors... kitna extra pakad ke chalna chahiye? I'm so confused about these hidden costs.
